    While Murrieta is known for its accessible suburban neighborhoods, it also boasts some of the most spectacular luxury real estate in Riverside County. If you are looking to purchase a custom-built mansion in the guard-gated golf community of Bear Creek, or a sprawling 5-acre equestrian estate in the Santa Rosa Plateau enclave of La Cresta, you will likely be looking at purchase prices well over $1.5 million. To finance these luxury properties, you will need to step outside the realm of conventional lending and secure a Jumbo Loan.

    What Makes a Loan "Jumbo" in Riverside County?

    Every year, the Federal Housing Finance Agency (FHFA) sets maximum loan limits for conventional mortgages. For 2026, if the loan amount you need to borrow exceeds this local limit in Riverside County, the loan is classified as a "Jumbo" or non-conforming loan. Because these massive loans cannot be sold to government-sponsored entities like Fannie Mae or Freddie Mac, the lender keeps the loan on their own books, taking on significantly more risk.

    Stricter Underwriting for Luxury Buyers

    Because the lender is fronting millions of dollars of their own money, the qualification process for a Jumbo Loan is rigorous. Even high-net-worth individuals must be prepared to provide extensive documentation.

    • Elite Credit Scores: While you might get a conventional loan with a 620 score, Jumbo lenders typically require a FICO score of 700 or higher, with the best rates reserved for those over 740.
    • Massive Cash Reserves: This is the biggest hurdle. Lenders want to see that you have substantial liquid assets left over after you pay your down payment and closing costs. It is standard to require 6 to 12 months of mortgage payments (including taxes and insurance) sitting in a liquid account.
    • Low Debt-to-Income (DTI): Lenders want to ensure your high income isn't entirely eaten up by existing liabilities. They typically cap DTI ratios at 43% or lower.

    Down Payments and Interest Rates

    Historically, Jumbo Loans required a massive 20% to 30% down payment. However, the market has become more competitive. Today, highly qualified buyers can sometimes secure Jumbo financing with as little as 10% to 15% down, though this may come with a slightly higher interest rate.

    Interestingly, because banks aggressively compete for high-net-worth clients, Jumbo mortgage rates are often highly competitive with, and sometimes even lower than, standard conventional rates.

    The Appraisal Process in La Cresta and Bear Creek

    Appraising luxury properties in Murrieta is notoriously difficult. In La Cresta, for example, no two homes are alike. One might have a professional equestrian arena, while another has a private vineyard. Because there are fewer comparable sales (comps) for these unique estates, Jumbo lenders are incredibly strict with appraisals. It is not uncommon for a lender to require two separate, independent appraisals for exceptionally large Jumbo loans to confirm the home's value.
