The Department maintains a recovery fund to make payments of certain actual out of pocket damages sustained by borrowers caused by acts of licensed mortgage banker residential mortgage loan originators.

- Fee & Lock-In Disclosures: We comply with all state-specific requirements regarding the disclosure of broker fees, lender fees, rate lock-in agreements, and advance fee agreements. These will be provided to you in writing specific to your state.
- Anti-Steering & Loan Options: We comply with state and federal anti-steering regulations. We will present you with loan options that provide the lowest interest rate and lowest origination fees available to you based on your qualifications.
- Agency & Brokerage Relationships: Real estate agency relationships (e.g., buyer's agent, seller's agent, dual agency) will be disclosed in writing prior to the execution of any real estate contracts, strictly adhering to the real estate commission rules of the state where the property is located.
- State Regulators: If you reside outside of CA, TX, or NY, you have the right to file complaints with your respective state's Department of Banking, Financial Institutions Division, or Real Estate Commission. FIG Homes & Loans is a mortgage broker, not a mortgage lender. We do not fund loans directly. We work with a network of wholesale lenders to find the best loan products and rates for our clients. As a broker, we may receive compensation from lenders in the form of origination fees, yield spread premiums, or other compensation. The nature and amount of our compensation will be disclosed to you in your Loan Estimate.
