Financing Your Luxury Home
When the home of your dreams requires a mortgage larger than the limits set by the Federal Housing Finance Agency (FHFA), a Jumbo Loan is the answer. These specialized loans allow you to finance high-value properties without needing multiple mortgages.
Jumbo Loan Features
- Borrow amounts exceeding conforming loan limits (often up to $3M+).
- Available in both fixed-rate and adjustable-rate options.
- Competitive interest rates for highly qualified borrowers.
- Requires stronger credit scores and larger cash reserves.
- Can be used for primary residences, second homes, and investment properties.
Who is Eligible?
- Borrowers purchasing a property that exceeds standard conforming loan limits (often $766,550+ depending on the county).
- Strong credit profile (typically a credit score of 700 or higher).
- Lower debt-to-income (DTI) ratio, usually capped around 43%.
- Significant cash reserves (often 6-12 months of mortgage payments in savings or liquid assets).
What is the Process?
- Financial Review: Due to the larger loan amounts, jumbo loans undergo more rigorous underwriting. We'll need comprehensive documentation of your income, assets, and tax returns.
- Pre-Approval: We determine your maximum borrowing capacity.
- Property Search: Find your luxury home or investment property.
- Appraisal: High-value properties sometimes require two independent appraisals to confirm the value.
- Final Approval & Closing: Once all conditions are met, we finalize the financing and close the transaction.
Is Mortgage Insurance Required?
Most jumbo lenders require a down payment of 10% to 20%. If you put down at least 20%, you will not have to pay Private Mortgage Insurance (PMI). Some specialized jumbo programs allow for lower down payments without PMI, often by incorporating the cost into a slightly higher interest rate.
